GreenPointe Holdings, the developer behind the master-planned community Tributary in Yulee, have been playing a key role in bringing Tributary Regional Park to life. Located on Edwards Road, the first two phases of this park are already being enjoyed by Tributary residents and Nassau County locals. These phases include a playground, athletic fields, baseball diamonds, a multi-use space, a concession stand, and restroom facilities. Phase III, which is set to begin soon, will add a dog park, nature trails, a recreation pond, and more open spaces.
Local foodies have also been delighted by the new flavors in the area. On Amelia Island, Scully’s Irish Pub brings a taste of Ireland to the coast, while Kismet Café has quickly become a go-to for coffee and crave-worthy breakfasts. In Yulee, the Bohemian Bull has opened its second Florida location, drawing fans of craft burgers, beer, and bourbon. Tyler Plaza West, currently under construction on CR 200, is set to add even more dining options, including Island Wing Company, Toasted Yolk, and Electric Dough Pizza Co.
A major addition to Nassau County is the new HCA Florida Emergency Room, located just east of I-95 on Florida 200. This 11,000-square-foot, 24/7 facility provides locals with convenient access to high-quality care, featuring 10 private rooms, one trauma bay, and advanced imaging capabilities. HCA Florida also plans to build a medical office building and full-service hospital on neighboring parcels, further enhancing healthcare access in the community.
May also brings the grand opening of a new fire station on Edwards Road in Yulee. This 8,500-square-foot facility features three bays, designed to house an engine, rescue unit, and tanker. The station’s addition will enhance emergency response times and generate new job opportunities within the community. Fire station 10 was built through a public-private partnership with GreenPointe Holdings.
Lakeview 55+, an active adult neighborhood within Tributary, recently celebrated the grand opening of its resident-exclusive amenity center. The 8,000-square-foot Clubhouse features a Fitness Center with a private stretching room, an indoor kitchen for events, and ample social and game spaces. Outdoors, residents can unwind by the resort-style pool or enjoy the bocce lawn and three pickleball courts. While the first phase of homes for Lakeview 55+ has sold out, a new phase is expected to be announced soon.
These new additions mark just the start of the growth Nassau County and the surrounding areas are experiencing. The Nassau County School District was recently selected by Florida Power & Light to receive a $50,000 Classroom Makeover Grant, which will fund a mobile STEM lab for expanded learning. Meanwhile, Jacksonville International Airport is rebuilding Concourse B to add six new gates by the end of 2026, and EverBank Stadium is undergoing renovations for the 2025 football season.
