About The Community

Tributary is a nature-inspired master-planned community located in Yulee, Florida, in Nassau County, Florida. The community is designed around preserved forests, waterways, trails, and amenities that support an active outdoor lifestyle and everyday connection with nature.
The community spans 1,550 acres of naturally wooded forest that is surrounded by state-protected nature preserves and flowing waterways. Conservation areas can be found throughout the community to enhance wildlife habitats and sustainable water quality practices. Future phases will be announced as the community grows.
When fully developed, Tributary is planned to include approximately 3,200 homes across multiple neighborhoods and phases.
Tributary is designed for everyday outdoor living. Residents enjoy trails, preserved natural areas, community events, and amenities that encourage an active lifestyle centered around nature, recreation, and neighborhood connection.

Homes & Builders

Current homebuilders at Tributary are trusted national builders Lennar and David Weekley Homes. Dream Finders Homes and Richmond American Homes participated in now sold-out phases of the community.
Tributary offers one- and two-story single-family homes. Floorplans typically range from approximately 1,700 to more than 3,000 square feet, depending on the builder and model. Future phases will include townhomes and select multi-family residences.
Yes. Model homes are open daily, and visitors are welcome to tour model homes from the community’s builders. Touring model homes is a great way to explore available floorplans, design features, and community amenities.
