When GreenPointe evaluated land in North Florida, what stood out about this location in Yulee was not just its proximity to Jacksonville or Amelia Island, but the natural setting itself. Our experience planning master-planned communities across Florida has taught us to recognize when a site has the scale and flexibility to support something enduring.

From the beginning, we believed that outdoor access should not be treated as a destination within the community, but as something residents encounter naturally throughout the day.

At Tributary, a substantial portion of the community’s 1,550 acres will remain in its natural state. Single-family homes are surrounded by lakes and nature preserves, and walking trails are planned to connect directly to the neighboring Four Creeks State Forest. The intent was to make outdoor access convenient and familiar, whether residents are walking the trails or simply enjoying the landscape from their own backyard.

How Do Amenities Encourage People to Spend More Time Outdoors?

Having developed communities across Florida, we’ve learned that amenities only matter when they align with how people live. In well-planned communities, outdoor spaces are positioned along everyday paths and near shared amenities, so they feel inviting rather than ornamental.

At Tributary, the goal was to create spaces residents would return to regularly, not just visit once. The Lookout Amenity Center is home to a clubhouse, pool, pickleball courts, playground, dog parks, and open gathering areas meant to support daily activity across different ages and lifestyles.

These kind of spaces, along with a full schedule of lifestyle programming, naturally encourage interaction. Neighbors cross paths. Time outside becomes social without being forced. The community feels active without feeling crowded.

Regular access to trails, open space, and water encourages activity to happen naturally as part of everyday routines.

Mental well-being benefits in a similar way. Being able to step outside, reset after a long day, or spend quiet time near preserved land provides a sense of balance that is difficult to achieve in more dense environments.

Tributary’s site allowed us to create a community that feels removed without being remote, which is increasingly difficult to find in North Florida. At the same time, it provides a quieter setting surrounded by preserved land.
