2. Consider the Perks of New Construction

New construction homes are in high demand across the country, and Florida is no exception. Affordability attracts buyers to new builds, especially in tax-friendly states like Florida, which does not tax individual incomes, Social Security benefits, pensions, or retirement account income. Additional incentives, such as homestead exemptions and the Hometown Heroes program that supports frontline workers with down payment and closing costs, further enhance homeownership opportunities. Tributary, a master-planned community in North Florida, offers new homes starting in the $300s. These homes focus on efficiency and sustainability, featuring low-E glass windows and high-efficiency air conditioning. Many also include smart home technology for low-maintenance living, enhancing comfort and potentially lowering utility costs.

Fueled by affordability and a fascination by the latest smart home technologies, new construction homes are experiencing a surge in popularity nationwide. Homebuilders are witnessing significant demand and swift sales for their new homes, particularly in North Florida. In fact, the Jacksonville metro area was recognized as one of the top cities for new construction homes in 2023, with over 7,000 single-family home permits filed. However, it’s not just the city center that’s attracting attention. Tributary, a new master-planned community located just 30 minutes north of Jacksonville in Yulee, has also experienced remarkable growth in the past year. Discover why these new construction homes are the go-to choice in North Florida.

Yulee housing on the first-coast

1. Building Your Dream Home

Buying a home during the pre-construction phase offers an exciting opportunity to tailor it to one’s preferences. From selecting the ideal homesite and personalized floorplans to desired finishes, buyers can create a new home that perfectly suits their family’s needs. At Tributary, four renowned builders – David Weekley Homes, Dream Finders Homes, Lennar, and Richmond American Homes – offer nearly 30 floorplan options to choose from. There’s something to suit every family, whether they prefer one or two stories, additional bedrooms, a study, a covered patio, extra garage space, or more. This allows owners to enjoy a home that is truly unique and personalized to their tastes.

2. New Construction Doesn’t Break the Bank

Affordability is a key factor driving buyers to choose new construction homes, especially in tax-friendly states like Florida. Florida stands out as one of nine states that do not tax individual incomes, social security incomes, pensions, or income from an IRA or a 401(k). The state also provides homestead incentives and initiatives like Governor Ron DeSantis’s Hometown Heroes program, which assists frontline workers with down payment and closing cost assistance. First-time buyers can also find affordable homes in North Florida, according to the Jacksonville Business Journal. Yulee’s median home price of $378,900 is 0.75% lower than the rest of Jacksonville, making it the top market for first-time homebuyers. Tributary offers new construction homes starting from the $300s, providing residents with a high-quality lifestyle at an affordable price.

3. Tech-Forward and Energy-Efficient

Modern homes prioritize efficiency and sustainability, designed to meet the needs of future generations. Features like Low-E glass windows minimize heat, while high-efficiency air conditioning systems maintain a comfortable indoor environment. Additionally, builders could integrate smart home features such as security cameras, programmable thermostats, energy-efficient appliances, and more that keep buyers connected and in control of their homes. These features not only provide convenience but could offer reduced monthly utility costs for buyers.

4. Builder Warranties Provide Peace of Mind

New construction homes offer a distinct advantage over established properties, as they come without the need for immediate repairs or updates. Residents can enjoy peace of mind, knowing that their homes will remain in top condition for years to come. Furthermore, most new construction builders provide comprehensive warranty policies, ensuring that any issues or updates needed within a specified timeframe after purchase will be addressed by the builder. This commitment to quality and customer satisfaction allows homebuyers to invest in their new home with confidence, knowing they are receiving a superior product from a builder dedicated to creating exceptional homes.

Yulee is the best market for first-time homebuyers on the First Coast, according to an analysis by Realtor.com that balanced the cost of homes with how much they’re expected to appreciate.

The analysis identified the 10 best markets nationwide for first-time homebuyers, as well as the top local city or suburb in most major metro areas. Realtor.com examined median home listing prices, available inventory, forecasted price growth, commute times and unemployment rates when compiling the data.

Homes in the Yulee area had a median listing price of $378,900 for the 12 months ending December 2023. That was 0.75% cheaper than Jacksonville MSA’s median price of $381,773Home sale prices are expected to grow 3.9% by the end of 2024, compared to only 2% in the rest of the Jacksonville MSA.

On average, residents in Yulee can expect a 31-minute commute; Nassau County overall has benefited both from the growth of its own economy as well as its proximity to the Jacksonville area.

According to Realtor.com, the community had 1,087 active home listings with a 12-month inventory of 118.7 homes per 1,000 households.

Income needed to afford a starter home

The country’s current median home price is $382,000, while the average median home price on Realtor.com’s best markets for first-time homebuyers list is 42% lower at $223,720.

As interest rates rose last year, the income threshold needed to afford a home has also increased. But the National Association of Realtors expects rates to cool slightly to an average rate of 6.3% for 2024.

Not considering taxes and insurance, Realtor.com’s Hale estimates an income of at least $62,100 to $69,000 would be needed to purchase at the $223,720 median price. That’s assuming a mortgage rate of 6.66% and a 30-year fixed mortgage with varying down payments of 0% to 10%.

But Hale isn’t ruling out communities that track further down.
“Areas that rank lower tend to be in pricier metro areas. Furthermore, some are weighed down by lower housing market outlooks for 2024,” she said. “For first-time buyers who are in an area and don’t want to leave, however, the markets on this list still represent a good opportunity relative to other parts of major metro areas.”

Bigger metros may continue to feel affordability squeeze

At least half the communities on Realtor.com’s top 10 list for first-time buyers are in the central part of the country, far from the coastal job-growth hot spots that traditionally attracted young workers.

While the pandemic and the remote-work wave dispersed some of that growth into less traditional areas, many companies are now dialing back on remove work.

A recent Realtor.com study found potential buyers in least affordable markets with substantial workplace flexibility were most likely to look for a home outside where they currently lived. While in more affordable markets, this was less of a concern.

“I think the big takeaway for larger tech-oriented markets that have pricier housing is that affordability matters and if they want to hold on to the population gains they’ve enjoyed in recent years, they need to tackle housing affordability,” Hale said.

Also heartening for first-time homebuyers is Redfin data showing large, institutional investors aren’t gobbling up single-family homes at quite the same clip.
